The updated space features two bedrooms, one with a king bed and full view out to the ocean, also a built in desk for those that are working from home abroad right now. The second bedroom features two twin beds that can also be converted into a king bed, lots of closet space. A beautifully updated passthrough kitchen with full sized appliances, beautiful parota wood cabinetry, and washer/dryer. The open concept living dining space flows nicely out to the terrace and unprecedented, unobstructed views out to the Pacific. You'll love life at the beach with all the comforts of home.
The apt is on the 1st floor of the building one floor above the beach entrance lobby, you can't get any closer! Go to the bed to the sound of the waves on the soft sand. The building is build into the side of the highway hill so the back of the property features a wonderful little garden terrace as well with a dining space and bbq grill for guest use.
The address can be challenging form some guest so as a solution if you are taking a cab please notify the driver the building is passing the Nogalito bridge in front of the taxi station.
Other things to note:
*The Max Occupancy for this home is 4 People. Animals are forbidden in this building by the building administration.
*Humming Noise Notice - There is a building pump located right below the unit. It generates a light humming noise that could be heard in the unit. The pump turns off and on every 4 hours so it is not always heard. Most of our guests don't even notice it but wanted to add it to the description.
*The building is built Into the side of the hill. As such you'll notice very different view out of the two bedrooms. The apt is down 4 floors from the highway side of the building on the ground floor at the back. And in the front, beach side it’s one floor above the pool/beach.
**Smoking Prohibited** Please note that The State of Jalisco now has a law against smoking in close proximity to others, this also applies for vaping and electronic cigarettes. This home including all parts of the building, terraces and balconies are none smoking. The state and HOA will impose fines for any violations. Thanks for your understanding.

***Construction***Bridge Project
There is a bridge that connects the parking next to the highway to the entrance of the building. This bridge, office and railing of the building will be under remodeling work from 14Dec23 to 30Jun24. Construction noise shall be expected during this time. Here are the project details:
CONSTRUCTION WORKERS HOURS: Monday to Saturday, 8am to 7pm. No work on Sundays and legal holidays.
NOISE LEVELS: Noise levels for the bridge project should be less than the recent remodel projects that have occurred in the building. Proremsa will be notifying TPV in advance when there will be circumstances of extreme noise, however, there should not be many. We do ask that owners and their guest be patient and tolerant as there will be some noise generated.
DUST AND DIRT: Proremsa does not foresee there being a lot of dust and dirt being generated that would require the inner building to be protected with plastic sheets.
PARKING: Of the 13 parking spaces, five parking spaces near the electric meters will be used to store some construction materials and used as a preparation area during the day from mid-January to mid-March. In the night, some of the spaces might be usable for parking, however, owners and guests will be parking at their own risk and need to ensure not to damage any of the construction materials. To help with the parking situation, construction materials will be stored in the garden, perhaps utilizing a pulley system, however, some materials are too large and must be stored and prepared in the parking lot.
GARDEN AREA: For safety, starting December 4, 2023, the entire garden area is off-limits to all owners and guests until further notice. Starting December 4, 2023, there will be digging and installing the foundation of the bridge in the garden area. There may be some noise if the construction workers uncover heavy rocks that need to be removed with hammers. They will do their best to avoid using jackhammers.
PHYSICAL CHANGES TO THE CURRENT BRIDGE: Near the end of January or early February, the current bridge will be modified in long halves, one half at a time. To continue having building access 24 hours a day/ 7 days per week, the current bridge will be strongly reinforced down the long center and then cut in half to build each new half. There will be some form of protection to the sides to provide fall protection during this time. Please do not linger on the bridge and children should be supervised at all times.
ELEVATOR: Proresma will avoid using the TPV elevator. In the event that Proremsa needs to use the elevator, TPV will be notified and the elevator will be protected with elevator blankets.
CITY WATER LINE IN PARKING LOT: There is a city water line that keeps breaking in the parking lot from the city buses. Proremsa has been made aware of the situation. When it gets closer to the date when large bridge equipment needs to be brought to TPV, there will be an assessment of if and what can be done to permanently repair this water line.
CFE ELECTRICTY AND GAS: The main electrical lines and the gas line that are currently attached to the existing bridge will be need to handled extremely carefully. There will be a few dates where the main power and gas will be turned off. There will be advance notification of when this will occur.
We understand that this will be a couple month of inconveniences. In the end, we all will be able to benefit from this project.
